Coldwell Banker named Top Real Estate Franchise for the 9th year in a row! Consider investing in Bahamas Real Estate.

Franchise Times has named Coldwell Banker as the Top Real Estate Company for the 9th year in a row.

"Century 21, which two years ago was 16th, fell nine spots to No. 31 this year. Worldwide sales fell by nearly $1 billion at No. 12 Coldwell Banker, which still held onto its spot. Both Keller Williams (No. 41) and ERA (83) saw revenue declines, too.

Overall, however, the Franchise Times 200 managed to keep pace with the economy. Worldwide sales for the group grew nearly 4.8 percent, exceeding the 4.2-percent growth in U.S. retail sales.

Yet a bigger percentage of those sales are coming from outside the U.S., continuing a recent trend. While the total number of units in the 200 actually fell last year, the number of domestic units fell much faster, by 1.4 percent, while the number of international units remained steady."

Although there has been a slow down in the local real estate market, prices of units sold are holding steady.

JetBlue Announces New Nassau Service

"JetBlue Airways has unveiled plans to expand its footprint in the Caribbean with new daily nonstop service from Orlando International Airport to Nassau and twice daily service from Fort Lauderdale Hollywood International Airport to Nassau.

All flights will begin on February 1, 2009, pending receipt of government operating authority."

This is a recent headline in The Nassau Guardian news paper, and it is good news for travelers to not only Nassau, but to all of The Bahamas.

Following several cutbacks in flights from South Florida by American Airlines and Delta, among others, the increase in flights from Florida by Jet Blue allows persons an easy way to get to The Bahamas from anywhere in the U.S. or North America. Connecting flights to Eleuthera are available through many regional carriers at the Nassau International Airport.

Real Estate Practice in Eleuthera ~ beware of who you are dealing with

Recently in Eleuthera there have been some reports of real estate agents practicing without legal broker status.

I urge all persons who are actively seeking property in Eleuthera to ensure that the person that they are working with is licensed to practice real estate in The Bahamas, and that they are working under the umbrella of a legal broker.

One case involves a 'broker' from Freeport who is not licensed to practice outside of Freeport. They have even gone as far as to place signs on the island, and advertising listings.

Bahamas Builders Show

The Bahamas Builder's Show will take place on the 26th, 27th, and 28th of October at the Crystal Palace hotel and convention center in Nassau.

If you are thinking about building, it'll be worth the trip to visit.

Recent improvements on infrastructure

Work has officially begun on the Glass Window Bridge, there were guys jack-hammering away at the edge of the bridge today, improvements to come that are well welcome. There really ought to be a bright hazard sign labeling the bridge, but the improvements will hopefully rectify the situation.

Cable Bahamas recently completed upgrades to their underground cabling in the immediate vicinity of the bridge, in preparation for the planned improvements and increased demand. Their service has been excellent in the 3 months that I have been using cable.

B.E.C. (Bahamas Electricity Corporation) has been making consistent upgrades to their lines and distribution capacity over the last several months. Unscheduled power cuts have been very few.

Today is Wednesday, and having discussed the economic situation with several of my peers today, there is nobody that can disagree with the fact that it is slow on all fronts of business at this time. Generally this is to be expected at this time of year regardless of the situation with the global economy and especially our neighbors to the North, the U.S. and Canada. Therefore it is difficult to say whether current markets are having a direct effect on our market at the moment.

The upside of the situation in the U.S. for us here in Eleuthera is that we are seeing the prices of property begin to deflate somewhat, not drastically by far. This bodes well in the sense that Eleuthera has been a favored real estate investment destination for the past several years both for Bahamians and foreign investors, and there are no signs of that changing in the foreseeable future, and the buyers for the most-part are continuously active, they are buying at good prices.

Now, the point that I would like to highlight is the fact that the properties on the market that were properly priced before this "financial disaster"in the U.S. are still priced right. The properties that were overpriced beforehand, are finally seeing the light that is shining on a sign with the letters SOLD on it, and in order to get there, there hands are being forced and the prices are "coming back down to earth". This is good for both buyer and seller in the sense that more buyers will look at a property than previously was overpriced and is now at a relative market value than before, and this increases the chances of securing a sale. The weather in Gregory Town has been no less than gorgeous today, this is a wonderful time to be here. This picture was taken in March, but I could probably get an identical one today. We have many beautiful properties coming on the market in the next month or two, and now is a
great time to begin looking before the rush of the tourist season in November. If you are a diver or you enjoy fishing, the water is very co-operative at this time of year, and there are rental homes available at reasonable rates in an effort to make through the end of the off-season.

It seems as if one or two of the 'major' projects that are taking shape on the island are preparing to place themselves in a position to begin infrastructure and vertical development in the coming months. Now is a great time to buy real estate too, as we are starting to see the prices come 'down to earth' so to speak.
